THE BUYING PROCESS
Mortgage Pre - Approval.
Choosing the right lending partner has never been more important than it is today! Lending guidelines are now tighter than ever and there are many things to consider when selecting a lending partner. Sean has a very good selection of top industry performers to help assist you with your lending needs. In order to stay ahead of your competition and to know your borrowing capacity I always highly recommend getting pre-approved. Once you are pre-approved, it’s time to get to work!
After discovering your wants and needs, I will work hard to keep you to informed of new properties in your areas of interest as well as new price reductions and in a some instances off market homes. Viewing different types of properties will help towards narrowing down the list homes of interest and eventually find the one we want to go after.
Offers & Inspection.
Once we find the right home, the hard work begins. Any offer will typically have two conditions to fulfil, inspection clause and financing clause. Once we have an accepted offer, we must send the complete offer to your preferred lender who will start the file. In the meantime we must also book an inspection for the property. Once the inspection clause and financing clause have been fulfilled, at this time we have a firm & final offer.
Congratulations, we have made it the final step in the home buying process. The notary will go over the the financing details with you and walk you through the final stages of your transaction before keys are handed to you and champagne is served!
